Prior to occupying your new home, the following points need to be dealt with to ensure continuity of service and the least amount of problems on moving. It is the tenant's responsibility to inform the electricity, gas, telephone, water and council tax office of the services to be put into the correct name/s. We can provide the relevant contact details as required.

Tenant Fees:


Set Up Fee (tenantís share): £300.00 (inc VAT) for up to two tenants
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee: £50.00 (inc VAT) per tenant
Processing the application, associated paperwork and referencing.

Guarantor Fee: £50.00 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Permitted Occupier Fee: £50.00 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check-in Fee: No Charge
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Pet Deposit: returnable additional security deposit of £200.00
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.


Amendment Fee: £50.00 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Renewal Fee (tenantís share): £50.00 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.


Check out Fee (tenantís share): No Charge
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee: No Charge on Request
Collating information and preparing a reference for a future landlord or letting agent.


Lost Security Items: £30.00 (inc VAT) plus item cost
Obtaining necessary permissions, sourcing providers and travel costs.

Out of Hours Services: £60.00 per call out (inc VAT) plus costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments

Interest at 8% above Bank of England Base Rate from date due.
Professional Cleaning (if required): from £130.00 (in VAT) deducted from the security deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.


Indigo need to ensure any monies paid in respect of properties are cleared into their banking account prior to the commencement of the Tenancy Agreement. Payment made by personal cheque must be presented to Indigo at least 5 bank working days prior to the start of the Tenancy Agreement. Cleared funds in the form of Bankers Draft or cash may be paid in at any time prior to the commencement date of the Tenancy Agreement. If clarification is needed, please contact Indigo.

Tenancy deposit up to the value of six weeks rental is required. A reservation fee of £500.00 pounds will be required to secure a property while references and credit checks for affordability are taken up by a third party.

Please note that for affordability reasons we usually require the named tenants to earn 2.5 times the annual rent, as a household, per annum. The easiest way to work this out is if all people taking up tenancy add their monthly wages together, it should cost a maximum of 40% of the total monthly income, .

Tenancy Deposits for properties managed by Indigo are registered with The Dispute Service (please ask for full details). Normally Indigo holds tenancy deposits for managed properties. Landlords normally hold tenancy deposits for properties that they manage themselves. Details of this will be provided to you prior to the commencement of the tenancy.
